Job Description

Job title: Senior Manager – Procurement (IFM) Job location: Bangalore Job area description: Pan India role Job Grade: Reporting to: VP - Procurement Team reports to: Region Procurement team (in proportion to expansion of business) Working relationship- Internal stakeholders: Departmental Heads, Departmental Regional Leads, SMEs, HR Lead & Admin Lead (in proportion to expansion of business and business requirements) External stakeholders: Clients, Vendors, HR, Service providers (in proportion to expansion of business and business requirements)

Key Responsibilities:

  • Strategy and Governance: • Translate enterprise/category strategies into executable sourcing waves, supplier panels, and site deployment plans; ensure adherence to policies, DOA, controls, and audit requirements. 2. Category Management: Lead strategies for: a) Hard Services: HVAC, electrical, plumbing, fire and life safety, elevators, building automation systems, critical environments. b) Soft Services: janitorial, security, landscaping, waste, mail room, reception, food services. c) Utilities and Energy: electricity, gas, water, demand response, renewable energy and RECs. d) Capex/Projects: fit-outs, refurbishments, minor works, general contractors, materials. e) FM Technology: CMMS/IWMS, IoT sensors, BMS integrations, smart building solutions 3. Sourcing and Negotiation: Run market scans and RFI/RFP/RFQ events; negotiate master service agreements (MSAs), SLAs, KPIs, and pricing mechanisms (fixed, indexed, performance-based) using TCO and should-cost analyses, coordinate legal and risk reviews. 4. Supplier Relationship Management (SRM): Maintain tiered supplier panels; conduct QBRs; implement scorecards; drive corrective actions, continuous improvement, and joint value-creation; develop business continuity and risk mitigation plans. 5. Operational Excellence (P2P): Maintain catalogs/rate cards, enable eProcurement, improve PO cycle time, first-time match and touchless invoice rates; resolve exceptions and ensure accurate master data. 6. Financial Impact and Reporting: Deliver verified savings, cost avoidance, and working capital benefits; manage inflation/indexation; track

with Finance sign-off; support budgeting and forecasts. 7. Quality, Safety, and Compliance: Ensure compliance with corporate policies, client contracts, ethical sourcing, and EHS standards; align to ISO frameworks (ISO 9001, ISO 14001, ISO 41001) and applicable Indian statutory and safety regulations. 8. Sustainability and Diversity: Embed ESG targets in events and contracts; expand energy efficiency and waste reduction initiatives; support spend with diverse and small/local businesses while maintaining performance. 9. Stakeholder and Client Management: Partner with Facilities Operations, Projects, CRE, Engineering, Energy, Legal, and Finance; convert operational needs into sourcing solutions and mobilization plans; communicate progress and risks. 10. Data and Analytics: Build and maintain dashboards; analyze demand, consumption, and benchmarks; use predictive/market data to inform sourcing timing, rate resets, and supplier capacity. 11. People and Vendor Ecosystem Enablement: May supervise analysts/buyers; coach site teams on procurement processes and compliance; support change management during transitions and new client mobilizations.

Requirements

Required

Qualifications-

Education:

Bachelor’s degree in Supply Chain, Engineering, Business, or related field; MBA or master’s preferred. IT Proficiency- § e Procurement/ CLM: SAP Ariba / Coupa / Oracle / SAP MM / Ivalua § FM Platforms: CMMS/IWMS such as IBM Maximo, Planon, Archibus, ServiceNow Facilities.

  • Bachelor’s degree in Supply Chain, Engineering, Business, or related field; MBA or master’s preferred. IT Proficiency- § e Procurement/ CLM: SAP Ariba / Coupa / Oracle / SAP MM / Ivalua § FM Platforms: CMMS/IWMS such as IBM Maximo, Planon, Archibus, ServiceNow Facilities.
  • Analytics and BI: Power BI, Tableau, advanced Excel; familiarity with spend cubes and data quality governance.
  • Project and Collaboration: MS Project or enterprise collaboration suites.

Experience:

10 –12 years in strategic sourcing/procurement, with significant exposure to IFM/FM or multi-site real estate portfolios in India;

experience

running end-to-end RFPs and contracting for hard/soft services and projects

Skills:

  • Proven delivery of savings and service improvements across hard/soft FM categories and utilities/energy.
  • Expertise in strategic sourcing, category execution, contracting (MSAs, rate cards, SLAs/KPIs), and supplier performance management.
