Job Description - Construction Manager (PDS)

What this job involves:

Being the backbone of construction projects


You’ll oversee all day-to-day construction-related projects onsite and make sure that all budget, risk, schedule, design, safety and quality management requirements are met. As the go-to person in all construction activities, you’ll help fix any issues that may arise—all while taking heed of clients’ expectations and the company’s procedures. Your task is to ensure all site contractors involved in the project are working on all counts and with telling effect. As needed, you will also cooperate with LDI and the client to monitor, review and resolve any site-related issues. Using the JLL Atlas platform, you’ll set up site procedures to ensure the program, cost, design, safety and quality are aligned. You’ll also be responsible for holding internal and external construction meetings.


Planning successful outcomes


As a construction manager, a thoughtful deliverable strategy is your weapon. You’ll need to prepare a master construction schedule for site as well as client and tracking. Part of regular checklist is to review all pending issues with the site team to steer clear of any communication gaps and develop action plans as soon as possible. You’ll also conduct weekly site and report meetings with consultants, contractors and agencies to review the progress per agreed schedule and proactively follow up on all pending issues. Likewise, you’ll review the site’s progress payments to make sure claims from subcontractors reflect the actual progress.


Mastering technical management and communication


In this role, you’ll take the lead and track the progress of coordination drawings submitted by local design consultants, and to get a hold of and follow up drawings, details or clarifications, as needed. You’ll then need to review these drawings to make sure they’re foolproof. You’ll also manage the technical handover and the client’s sign off at the end of a project. Equally, you’ll review the work method statement from subcontractors. On top of these, you’ll also review VOs and make sure they’re valid; set up the site diary and record system; and other duties, as directed.


Clearing safety and quality hurdles


This role calls for a champion for safety and quality management. Part of your responsibilities is to review the RFP documentation from a constructability point of view, provide the work scope; make sure that you go over safe work method statements by Janli; hold safety meetings on a weekly basis; take care of monthly health and safety reports; and make sure that the construction works match the client’s expectations.

Seasoned and credentialed


You have a degree in architectural, civil engineering, MEP engineering, or related discipline or field, or a mix of formal education and work experience of more than five years. Experience in construction site management is a must. You should also have completed safety trainings and must have acquired construction estimation skills.


Highly technical and administrative


A strong understanding of all aspects of development management—including financial, appraisal, risk management, and negotiation, among others—is required for this role. Do you consider yourself a pro at planning projects, procedures and construction schedules? How familiar are you with MS Project, MS Excel and other scheduling software? You should also have the know-how of interpreting, coordinating and discussing construction drawings. As construction manager, design contracts and commercial negotiations should already be second nature to you. Also indispensable in this role is your ability to sit in on market analyses and marketing processes.


An excellent communicator


To excel in this role, you should have a superb communication skills, which will be helpful to you in winning businesses with both international and domestic clients. Job Description - Compliance Lead (PDS)


The daily duties and responsibilities of a Compliance Lead generally revolve around identifying and eliminating the risks of noncompliance, both externally and internally. Your job description should accurately describe the specific rules and regulations that the Compliance Officers must constantly monitor. Their most important duties and responsibilities are:


Make sure the organization has a clearly defined program for complying with the country’s laws.


Constantly report to management concerning the organization’s compliance with laws and regulations.


Take action in dealing with noncompliance situations, creating realistic plans to overcome them.


Conduct regular audits to identify potential weaknesses and noncompliance situations of all projects.


Communicate with employees and make sure everyone is aware of what they need to do to comply with internal and external laws and regulations.


Risk assessment skills are crucial for a successful compliance officer as a large part of their work duties are identifying noncompliance risks.


Communication skills ensure that the compliance officer can successfully communicate their findings, ideas and plans to both management and employees.


Attention to detail is needed to spot certain aspects of rules and regulations that can easily be overlooked.


Moral integrity is important because the compliance officer typically needs to understand and promote the importance of complying with rules and regulations.


Problem-solving skills are necessary because many compliance issues have no straightforward solution and compliance officers need to find ways of complying with rules and regulations without negatively affecting the company’s operations.

2. Notice closure from initital stage to closure of Notice & Notice tracker updation


3. Ensuring that all the work assigned to compliance partner for closing notice/obtain required registration etc. is done in timely manner. On need basis


4. Overview tracking PF & ESI document collection and ensure there is no pendency on Bandhoo portal beyond 2 working days from IKON team. On need basis


5. Vendor Audit & JLL audit support. On need basis


6. CAR policy extension Insurance request


CAR Tracker no 3- UpdationWithin 24 to 48 hours of receipt of request


7. Updation of the Smartsheet trackers (Tracker 4 ), BOCW Tracker etc. On daily basis


8. Updation of the Vendor Compliance Smartsheet trackers (Tracker 5). On daily basis


9. Co-ordinating with project team to check on Project compliance status,any other work as may be required and share weekly report. On need basis


10. Co-ordinating with compliance partner to share the information required to close notice/obtain required registration/audit support/ any other work as may be required. On need basis


11. Sending emails to project leads 15 days in advance to project completion date to collate the details for BOCW Cess payment and reviewing the details shared by team15 days in advance -completion date of project.


12. C4HR Invoice review and approval. As and when received


13. Cess calculation checking,BOCW Fee payment approval,submission of Cess payment by doing regular followups. As and when received


14. Track PF & ESI document collection and ensure there is no pendency on Bandhoo portal beyond 2 working days from IKON team. On regular basis
