Project Director - Commercial Interior Fit-Out Projects


Position Overview


JLL Project and Development Services (PDS) Mumbai is seeking an experienced Project Director to lead our commercial interior fit-out project delivery across Mumbai's corporate market. This senior leadership position requires candidate who will drive operational excellence, client satisfaction, and business growth for high-value commercial interior projects serving multinational corporations, Indian enterprises, and institutional clients.


Key Responsibilities


Project Portfolio Leadership Direct end-to-end delivery of commercial interior fit-out projects, managing 3-4 concurrent engagements across corporate offices, banking facilities, technology centers, and professional service environments. Ensure seamless project execution from initial planning through final handover while maintaining accountability for schedule performance, budget adherence, quality standards, and client satisfaction across all active projects.


Client Partnership & Relationship Management Serve as primary relationship owner for strategic corporate accounts including Fortune 500 companies, leading Indian conglomerates, and multinational enterprises. Lead client engagement activities including project visioning sessions, design charrettes, progress reviews, and executive presentations. Manage complex stakeholder relationships involving corporate real estate teams, facilities management, human resources, and C-level executives throughout project lifecycles.


Team Leadership & Development Lead and mentor a multidisciplinary team of professionals including project managers, construction supervisors, design coordinators, MEP specialists, and project support staff. Drive performance management, professional development, and succession planning initiatives while establishing clear accountability structures and performance metrics. Foster collaborative culture focused on innovation, quality delivery, and client service excellence.


Business Development & Market Growth Drive new business acquisition through relationship development, proposal leadership, and market positioning activities. Collaborate with JLL's tenant representation and corporate solutions teams to identify fit-out opportunities within existing client relationships. Lead pursuit activities for major corporate relocations, expansions, and workplace transformation initiatives across Mumbai's commercial corridor.


Operational Excellence & Process Management Implement robust project delivery methodologies encompassing design coordination, procurement management, construction sequencing, quality control, and commissioning processes. Establish standardized workflows for space planning integration, MEP coordination, furniture installation, technology deployment, and move management services. Drive continuous improvement initiatives to enhance delivery efficiency and reduce project risk.


Financial Management & Commercial Performance Maintain P&L responsibility for commercial interior fit-out operations including revenue targets, cost management, and margin optimization. Lead annual planning processes, quarterly business reviews, and monthly performance assessments. Oversee contract negotiations, change order management, and commercial risk mitigation strategies. Drive vendor relationship management and procurement optimization across the project portfolio.


Quality Assurance & Risk Management Establish comprehensive quality management systems ensuring compliance with building codes, fire safety regulations, accessibility standards, and client-specific requirements. Implement risk management frameworks addressing design coordination, construction scheduling, vendor performance, and regulatory compliance. Lead incident management and corrective action processes to maintain project delivery standards.


Required Qualifications


Education & Professional Background Bachelor's degree in Civil Engineering, Architecture, Construction Management, Mechanical Engineering, Electrical Engineering, or related discipline. Advanced degree or professional certifications preferred. Minimum 18 years of progressive experience in commercial construction with at least 12 years specifically focused on interior fit-out projects. Minimum 8 years in senior leadership roles managing large project teams and P&L responsibility.


Project Delivery Experience Proven track record delivering commercial interior fit-out projects with portfolio management experience across projects. Demonstrated expertise across diverse commercial sectors including corporate headquarters, financial services, technology companies, consulting firms, and multinational operations centers.


Leadership & Business Acumen Extensive experience in team leadership, business development, and strategic planning within the construction services industry. Strong commercial negotiation skills with proven ability to secure major client engagements and maintain long-term partnerships. Experience managing complex matrix organizations and cross-functional project delivery teams.


Technical Expertise Comprehensive knowledge of commercial interior construction including open office environments, executive facilities, conference centers, cafeterias, reception areas, and support spaces. Deep understanding of MEP systems integration, acoustic design, lighting systems, furniture coordination, and technology infrastructure deployment. Familiarity with sustainable design principles, wellness standards, and modern workplace concepts.


Stakeholder Management Exceptional communication and presentation capabilities with ability to engage effectively with senior executives and diverse project stakeholders. Experience managing relationships with landlords, base building teams, consultants, contractors, and vendor partners throughout complex project delivery cycles.
